In any construction project, CalGreen compliance requirements are just one aspect among many you are juggling. As you set up for a successful project, keep these three things in mind.
1. Review CalGreen requirements with the responsible parties
Early in the project, hold a kickoff meeting with relevant team members. Run through the CalGreen checklist. Have team members identify which items they are responsible for. Note which are design-stage items and which fall under construction/ implementation. Make sure the person responsible for CalGreen review verification has contact information for the relevant team members, and assign points of contact if needed. Provide the CalGreen reviewer with up-to-date architectural and MEP plan sets and other relevant documentation as needed.
As construction approaches, also make sure that you take care of these things:
- Construction & demolition waste management
CalGreen building codes require a minimum of 65% of construction and demolition debris be diverted from landfills (and some local jurisdictions have higher requirements). Prior to starting demolition or construction activities, identify a hauling vendor who can verify their facility meets or exceeds this rate. Inform the project team to use proper disposal channels and to collect all hauling receipts.
- Construction indoor air quality
Notify the project team of air quality requirements during construction. Notably, HVAC systems that are not in use should be properly sealed and protected. Any systems used during construction should be fitted with air filters rated MERV 8 or higher, and prior to occupancy, the filters should be replaced with media rated at least MERV 13.
- Items specified by the General Contractor
The architectural plan sets specify many materials that need to comply with pollutant control measures, such as paints, sealants, and flooring materials. Others are up to the GC to source, like adhesives, sealants, caulks, glues, and often, composite wood products. These items still need to meet the CalGreen code requirements. Remind the project team of referenced limits, and collect manufacturer information for any product used that isn’t specified in the plan sets.
2. Sequence activities wisely
Create your installation schedule with the CalGreen compliance measures in mind. Pay particular attention to storage of materials prior to installation, and protection of HVAC ducts and openings prior to construction activities. Implement walk-off areas around entrances to prevent dust and mess from bothering neighbors, and a plan for cleaning the site as needed to control dust and debris.
3. Ensure a successful final review
As your project nears completion, collect the following items for the CalGreen reviewer:
- Final air balance reports and inspections for mechanical systems
- Manufacturer information for the installed filters in HVAC units
- Any outstanding items
Finally, provide your completed CalGreen checklist to the building inspector at the time of your building final inspection, and feel proud of a job well done!
